On Spetember 17th, 2007, the institutions and entities represented on the Zorrotzaurre Management Commission unanimously approved Zaha Hadid’s redesigned Master Plan for the zone. The document maintains its initial philosophy of revitalising Zorrotzaurre as an area for both life and work while including the modifications proposed since October 2004.
This revised Master Plan reflects, among other outstanding elements, the definitive opening of the Deusto Canal which transforms Zorrotzaurre from a peninsula into an island thereby guaranteeing flood protection for the area. The new course of the Canal modifies some of the aspects related to traffic and mobility: new bridges to Deusto and a new tram connection to the Ensanche area.
In land use, the Plan maintains the clear mix of residential and tertiary uses, in line with the concept of promoting an area “for life and work”. 5,680 dwellings are projected (2,840 privately developed and 2,840 publicly controlled), while more than 25% of the area is reserved for tertiary uses.
In this context, the new Master Plan includes the installation in the area of an urban technology park in line with the development of Zorrotzaurre as an “island of knowledge”. Other private initiatives already announced by their developers are also included for their contribution to the objective of restoring vitality and dynamism to the area.
